Subleasing

Residents typically consider subleasing in order to reserve their unit while they are on leave and avoid costly rent payments in their absence. Subleasing by Family Housing residents to UCR-affiliated individuals only (i.e. Summer Session students, Extension students, UCR faculty/staff, etc.) is restricted to the Winter Quarter break and Summer Quarter only. If you are interested in subleasing, contact the Assignments Office in advance at 951.827.6350 / 3595 Canyon Crest Drive. Residents who sublease without the prior written permission of UCR Housing Services are subject to eviction.

We strongly suggest that you read and understand the following Subleasing Guidelines prior to entering any agreement to sublease. The following guidelines are proposed to help avoid illegal or harmful situations. The information is not a legal document. ELIGIBILITY

All current residents who have paid their rent share in full may sublease their accommodations.

Individuals interested in subleasing from a current resident must be affiliated with the University.

MAXIMUM TERMS

A subleasing term may not exist outside of the dates specified by the Assignments Office, but may be initiated for shorter periods within the specified range.

PAYMENTS

The payment amount is strictly an agreement between the current Resident and the Sublesse.

The Sublesse may pay Housing Services directly by the 15th of each month

The Sublesse may pay the Resident, who then must pay Housing Services by the 15th of each month.

The Resident is ultimately responsible for housing payments. If the Sublesse is paying directly to Housing Services, then it would be advisable for the Sublesse to mail a receipt upon payment to the Resident or that the Resident call Cashiering Services (951.827.3208) on the 16th to verify payment each month.

DEPOSIT

The Resident may decide to charge a deposit of any amount to insure against unpaid phone and utility bills, damage, and unpaid rents. It is suggested that the Resident check into the legalities of how and where such money should be held and released during and after the period of the sublease.

LEGAL RESPONSIBILITIES

The Sublesse is responsible to make payments for the whole period stated on the signed subleasing agreement.

The Resident may not return to occupy the specified accommodation earlier than the end date stated in the subleasing agreement unless there is a mutual agreement in writing between the Resident and the Sublesse.

If the Sublesse desires to leave early or remain longer than the subleasing agreement states, both parties involved must agree in writing.

If the Resident and Sublesse cannot agree to modified terms, the originally set deadline will remain in effect and the Sublesse will pay the rent to the original end date.

The Sublesse must abide by all rules of the unit or housing complex or he/she will jeopardize his/her right to live in UCR Housing.

UTILITIES

On the starting and ending dates of the subleasing agreement, both parties should read the electric/gas meter (if applicable) in order to have a clear agreement on the amounts to be assessed each party.

KEYS

The Resident will provide keys to the Sublesse.

The Crest Resident Services Office (RSO) will not check out keys to the Sublesse, but can act as a drop-off and pick-up point for keys. Keys left at the Crest RSO should be in an envelope clearly labeled with the Sublessee’s name and unit number.

MAIL

The Crest RSO will not forward The Resident’s mail ▪.

The Sublesse will be responsible for collecting and holding or forwarding all of the Resident’s mail.

PARKING

Crest Family Housing permits are valid only in Crest Family Housing and may not be used to park on campus.

TELEPHONES

There are several options available to the Resident:

Unplug and remove your phone and inform the phone company to place your number on summer hold.

Place a dial lock on the phone so that the Sublesse can only receive incoming calls.

Lease the phone so that the Sublesse can use it. (The Resident can charge the Sublesse a deposit.)

CLEANLINESS

The Sublesse and Resident are completely responsible for the cleanliness of the accommodations during their respective move-outs. UCR Housing staff will not come in and clean the accommodations before or after the arrival of a Sublesse without a fee assessment.

Both the Resident and Sublesse must sign a Consent To Sublease.

The Sublesse must sign a Contract and a Privacy Act Form.
